Sengkang is a very big estate. It covers from Compassvale, Anchorvale, Fernvale to Rivervale. Thus the COV difference range from $35k to $70k. The difference also depends on your unit's condition, level, facing, ammenities and ethnic restriction, if any.

Sengkang area has been very highly sought after therefore COV should be pretty healthy, nevertheless, your concern should not be the COV since that amount may not be the cash proceeds you are looking at.

Focus on the final selling price instead as your cash proceeds is depending on the selling price.
