In current digital age, HDB transacted prices for reference in making a purchase decision, the entire HDB resale purchasing process, timeline and eligibility can be easily found to prepare as a DIY buyer without the need to pay commissions.

I have experienced dealing in both rental and HDB purchase transctions and are well au-fait with the processes of both. The way I carry out my duty is by ensuring that my client needs is always the top priority. I am not sure if you plan to rent your parents flat and bring your parent along to your new resale flat but if that is what you meant, I can ensure a smooth transition without you having to find an interim place of stay. As a buyer agent, I have ever negotiated a very low deposit of only $200 for some of my clients. As there is no cash deposit requirement if you take up a HDB loan, this means the said buyer managed to buy a flat with only $200 on hand. I am also well au fait with the current market for HDB flats. A common misunderstanding amongst HDB buyers nowadays is that COV is a thing in the past. However this is untrue. It is estimated that 80% of HDB transaction in recent years does not involved COV. This means if you purchase a resale now, there is a 80% chance that there will be no COV involved. This may be true a year ago but the market condition after circuit breaker period has changed. (I will explain further if we have a chance to meet up). This resulted in more buyers having to pay COV in full cash upon completion. To make things worst, you will only find out the house valuation thus the COV top up after you place an option fee which ranges from $1 to $1000. You will lose this option fee in case you did not proceed with the purchase. As an agent, I will assist to minimise this risk on behalf of the buyers and managed their cash flow expectation. I have heard of buyers incurring $40k of COV and I believe this is not the worst as million dollar HDB transaction is becoming a trend recently and have even heard of one seller agent expecting the COV to be in $200k range. I will gauge the valuation price using latest technological platforms besides the recent HDB transaction price data that is easily available by members of the public. I will also try my best to deal with the seller agent to minimise the risk of you incurring COV beyond your expectation. It takes experience for a buyer to adopt the right approach and negotiation strategy in order to mitigate this risk. As a first timer, you might also be eligible for first timer grant up to $80k. Although the process of buying seems to be easy, you still need to be well au fait with the regulations, market conditions and practices to ensure a seamless process and best deals you may be getting in today's market.
