Good day, I am currently holding a lease for an office space for 3 years. It is now the second year and I wish to terminate the lease. The contract says that I have to pay the full remaining amount of the lease if I terminate it, nothing else mentioned. In Singapore law, I want to ask if there is, 1) an obligation for the landowner to find new tenants so I will only pay him the costs incurred in finding new tenants to the date the tenants start their lease and not the entire remaining amount of the contract, 2) if not, then an obligation on me to find new tenants for him and i pay him the losses during the period in which there are no tenants in the space, or 3)I have to pay him the full 1 year of space which i am not going to use at all and neither of us has a responsibility to mitigate the losses. Are there any case laws on this?
