Hi! This is a very specific eligibility situation — let me break it down honestly for you. ????

**On the Orphan Scheme:**
The HDB Orphan Scheme allows applicants who have lost both parents to include siblings as co-applicants to qualify for an HDB flat. However there are key conditions:

- At least one sibling must be listed as co-applicant
- The sibling co-applicant must not own or have an interest in any private residential property
- Since your sibling owns an inherited private property, she is unfortunately unable to be your co-applicant under the Orphan Scheme

**This means the Orphan Scheme is not available to you in your current situation.**

**On applying as a sole applicant under 35:**
Unfortunately HDB does not allow singles below 35 to purchase an HDB flat as a sole applicant under any current scheme — this applies across the board regardless of orphan status.

**What options are available to you:**

1. **Wait until 35** — at 35 you can apply under the Single Singapore Citizen Scheme to purchase a 2-room Flexi flat in non-mature estates or a resale flat of any size

2. **Joint Singles Scheme** — at 35 you can co-purchase with another single Singapore Citizen who also meets eligibility criteria — your sibling however would be excluded due to her private property ownership

3. **Public Rental Scheme** — if you need immediate housing, you may qualify for HDB public rental as a lower income option in the interim

4. **Appeal to HDB** — given your unique circumstances as an orphan under 35, it is worth writing in formally to HDB to appeal for special consideration. HDB does handle exceptional cases on a case by case basis and your situation may warrant compassionate review

**My honest recommendation:**
Submit a formal appeal to HDB at www.hdb.gov.sg explaining your circumstances in full — orphan status, sibling's property situation and your age. This is genuinely your best immediate option while you wait to turn 35.
