Are you looking at rental yield?

There are a few choices with that budget, if you are looking at renting it out purely for invement and potential captial appreciation, we can take a look at commercial properties like shop houses etc.

Some of these commercial give good rental returns with potential for capital appreciation and are not subject to seller stamp duty.

Concourse Skyline
- Kallang = potential
- Subsale cheaper than developer unit = paper gain
- sheltered to MRT
- Golden Mile Complex if not renewed = new development in area

Rivergate
- most prominent in D09 Rivervalley
- most transaction in resale past 2 years
- big landscape plus units = good for own stay
- not cluttered
- very easy to rent out, in fact, its difficult to find vacant units in Rivergate.

One Rochester
- Biopolis
- SG Govt pump 10Billion into MB, The Sail raised psf from $1000 to $3000
- SG pump 15Billion into Biopolis.. you get the drift.
- not much development in that area = potential for growth.
