Cash outlay will depends on which loan you guys are taking up.
If you guys are taking up HDB loan (max 90%), 10% downpayment can be fully paid by cash.
If you guys are taking bank loan (max 75%), 25% downpayment will be at least 5% cash and the balance 20% in cash or cpf.
Renovation will depends on whats the overhaul you guys wish to have.
You shouldnt have any problems with bank or HDB loan as you can loan up to $419k (bank) to $463k (HDB).
If you take up HDB loan, you need to have at least $50k for 10% downpayment (cash or cpf).
Other outlay will be:
$120 valuation fee (cash)
$80 resale submission fee (cash)
less than $1000 (legal fee) - cash/ cpf
stamp duty $9600 - cash/ cpf
