Exclusive or non exclusive agent ?
Can an agent still use the picture of my home and advertise for selling leads if I have ended exclusive with her and engage another agent exclusively on my property?
On the other hand , I was told if I do not engage an agent exclusively , the agents will not work hard for me and at this Market low period, agents will just lower my apartment price using similar listing to get leads and list lower and lower price to do co broke with existing agent and force sellers to sell at low price with market overexposure.
How do seller prevent such low ball tactic ? Example, In one condo, once there is a genuine listing , there are a lot of other similar general listing without actual pictures with much lower then valuation price which is not possible to the residents's understanding . Forget about authorities, they dont even know what I am talking about .
