Being in a predominantly Chinese preferred estate, the demand from non-chinese in general will be extremely low. Given a non-chinese buyer looking in this estate, there is likely plenty other choices available where sellers are chinese. Therefore to price it to sell, you probably will be at the wrong end of the market unless there is a strong reason for buyer to choose your unit.

Perhaps you can look at it from the point of the Buyer?

Today, it is possible for a Malay Buyer can get a Queenstown flat at $580k, whereas a Chinese Buyer can only get it at $640k.

It works both ways, you cannot always expect to Buy Lower and Sell Higher than others.
