Dear Sir/Mdm,

First of all congrats on your upgrading!

Basically for such upgrading cases, the 2 most important things to take note will be your financial calculations and timeline planning. I have heard many times that upgraders are often advised to sell away their property and rent in the meantime while waiting for a new condo that they have bought. I am not saying that this shouldn't be done. Just that I feel the property that we are buying must really really be worth it in order to make this move. Of course the most ideal scenario is to be able to move into the next house without the need to rent. We have helped many clients upgrade from a HDB to their condo without the need to rent a place. In order for such to happen, then the timeline planning will need to be very detailed. Finances will be another big thing to plan properly as we do not want to overstretch beyond our comfort. Usually when we do the calculations for our clients, we will aim to standby balance funds for them to act as a 'safety net'. We believe that when you upgrade without stress, then you will be able to fully enjoy the new house that you purchase.

Just last weekend, one couple looking to upgrade also contacted me and after 2 meetups to discuss and planning, they have also decided to proceed to upgrade from their HDB to owning 1 condo each. And all these is done without stress on timeline and also having some balance funds. Over the years, we have also helped many to upgrade from their HDBs to private properties. In fact just a couple of months ago, we helped a couple to upgrade from a HDB to a landed property. We have helped this couple to sell off their HDB at a price above valuation and broke the record in the estate and they still have time to renovate their landed property before moving in. They also do not need to rent any interim housing. What I would suggest is that we can actually meet up for a discussion.No worries there are no obligations at all. I can also use this opportunity to do a financial calculation for you and also answer any queries that you may have. Anyway you will need to meet the realtors to see if you are comfortable working with them right? Haha.
