Morning,

Technically speaking no. Valuation is based on the unit's area size, location, level, age and condition. However, the number of rooms available might be factored into the valuation figure, depending on the valuer.

The only concern is that you might lose some of the market share as many are looking at 4 room flat for the number of rooms available.
