Dear Property Guru experts,
I would like to seek your advice regarding the following issue. I'm a tenant living in a 22 years old unit for the past 13 months which has never been upgraded and has several existing conditions that were not rectified as LL was not keen.
We're currently facing a dispute on the following items which the LL insists fall within minor repair and we think they don't as they are structural:
1) Kitchen hob burners: there are 2 burners which are not working due to faulty hob as the gas supply is ok confirmed by SPS Services
2) Kitchen faucet has several cracks and must be replaced
3) Hot water issues in the shower due to either the water heater (new since start of the lease) or water mixer
4) Hot water issues in the kitchen which causes electricity trip

Would you kindly advise if the above falls within minor repair, wear and tear or structural items?
In case of not agreeable solution with the LL, is there any official agency to place a claim so the dispute can be solved by an independent third party?
