Dear Gurus,

My property is likely to TOP in June, 2011. I want to know what are the things I need to watch out for and the questions I need to ask the agent/buyer during the negotiation phase.

Also, kindly comment on the industry practice on commissions payable as well when

1)Renting the property
2)Selling the property

I understand the landlord and seller pays the commissions respectively. But, assuming the tenant and buyer approaches me, who pays the commissions? Under the new CEA rules, can an agent act on behalf of both the buyer and seller for property sale and, vice versa for both landlord and tenant in the case of renting.
