Dear Gurus, I'm an owner of a 11,000sqft landed detached property, 999yr lease. It has a plot ratio of 1.4 and is in D19 (planning subzone Kovan).

Its interior is old--30yrs+ (not in move-in condition). So my question is how to best market my property. Should I be selling to developers or investors/owners? What psf should I be targeting?
