Dear Gurus,

I need some financial advise from you.

My financial background:-
1) Cash available for investment = 200K
2) Own 5room HDB and still owe HDB 84K
3) CPF + accrued interest = 370K
4) Mum's 4room HDB roughly 350K base on market rate (sales proceed will be all in cash; no CPF involved)

Option 1:-
Upgrade 5room to PC. Keep the 4room.

Option 2:-
Sell mum's HDB and buy PC. Keep the 5room.

Any advise would be greatly appreciated.

Based on what you wrote, I believe your ultimate intention is to sell either one of the HDBs and purchase a private property.

May I know which property (HDB or private property) will be meant for own stay and investment?

By the way, do share more information on your 5RM with me so I will be in a better position to advise whether should you sell it off as your sale price must be above $454k in order to be a positive sale.

Hi,

It depends on the price of the condo that you are looking at. If you are looking at higher price and need to take loan for the PC, it will be better to free up your name by selling your hdb so you can take a higher loan (since likely you are still at a high earning power and can get a longer loan tenure) for your PC purchase. You also avoid ABSD as well.

Hi there,

Happy Lunar New Year to you.

Putting myself in your position, I will sell the existing 5room flat to upgrade to the PC and rent out the 4room flat as rental income as means of family allowance to my mum since it is already fully paid for, where in a worst case scenario, you can sell the PC and move back into the 4room flat without the consideration of monthly mortgage. In this case, I will save on the ABSD for the PC purchase and where possible, also free up my partner name if possible for future investment opportunity.

Hi Sir/Mdm,

Ideally, you should sell your 5 room flat and purchase a private condo! This is because by adopting this strategy, you will not be subjected to the Additional Buyer Stamp Duty (ABSD) for a 2nd property. The private condo will definitely need to be purchased under your name as your mum is older and therefore may not be able to secure a longer loan tenure.

I assume your mum will be moving to stay with you at the private condo. In this case, you can rent out her flat to generate a passive income for her retirement.

Hi seller/buyer,

It'd be advisable to sell your 5-room HDB so that you won't have to incur ABSD, and also to free up your CPF funds for the PC purchase; however, do note that it'd be advisable to do a thorough analysis of your HDB to minimise the risks of having a negative sale.

As for your Mum's 4-room HDB, you can probably keep it for rental yield, or just sell it when the price is right.
