Do I Need to Pay Tax on Rental Income? (SG Context)
Yes. Rental income earned from property in Singapore is taxable, even if you are an individual investor.
What counts as taxable rental income
Tax applies to net rental income, not gross rent. This includes:
Monthly rent received
Maintenance fees paid by tenant
Any other rental-related payments
What expenses can be deducted
You can deduct allowable expenses incurred to earn the rent, such as:
Property tax
Mortgage interest (not principal)
Maintenance and management fees
Repairs and maintenance (not improvements)
Agent commissions
Fire insurance
Utilities paid by the landlord
After deductions, the remaining amount is your taxable rental income.
How rental income is taxed
Rental income is added to your personal income
Taxed at progressive resident income tax rates (up to 24% for YA 2025)
Non-residents are taxed at a flat rate on net rental income
Tax is administered by Inland Revenue Authority of Singapore (IRAS).
Special points to note
Owner-occupied homes rented out temporarily are still taxable
Overseas rental income may also be taxable if received in Singapore
Losses from rental cannot be used to offset other personal income
Filing and payment
Declare rental income in your annual income tax return
