Currently We are living in the HDB 5 room flat for 7 year. We just apply for the skypeak at bukit batok and we had receive the Q number. The currently HDB flat we stay we receive grant from the HDB.

1. Do we need to pay back the grant to HDB if we sold our house?

2. Do we need to pay HDB for levy?

3. Will we get tax for from the profit sale?

4. Is skypeak consider expensive for a 5 Room at around $520k for high fly unit?

5. How much do we need to pay agent for comm for helping us to sell our HDB and how long will the process goes once we sold the house?

Evening Jason,

You will not be required to return the CPF grant back to HDB. The CPF grant, CPF OA utilized and CPF interest incurred will be returned to your CPF account. However, you are required to pay resale Levy of $45k cash back to HDB as receiving grant for resale HDB unit is equal to getting a subsidized unit. Capital gain from property sales are not taxable. Pinnacle @ Duxton was initially released at around $450k, for a 4 room flat. Few were optimistic about it. You know the rest of the story. As for how much commission do you need to pay your salesperson to market your unit, it's open to discussion. As for the period required for transaction, it will depend on your asking price and current property location. The standard period required from the point of submission till completion is around 14 to 16 weeks.

Good Day Mr Jason,

As per your question with my reply as follow:

1)You will not be required to return the CPF grant back to HDB.

2) You have to pay resale Levy in cash back to HDB before collectin of keys of the new flat

3) What kind of tax are you referrinng as? As far as I know, there are no Tax involve.

4) HDB Market has been always on the uprise of price since 1990s, so regards to your question if the price is too high to pay, it depends on your own decsion and objective for the purchase of the new flat.

5)Agent commission will be applicable, this shall be open for further discussion if we should meet.

6) Normal Market Procedure for selling HDB will take 4months for the completion of selling.
