Currently I owned a HDB 5 room type with no loan, I intends to buy a small condo, may i know what is the second property tax rate that i required to pay? May I know what else I need to pay other than the property tax? What is the minimum amount of my cpf ordinary account that I required to keep? I am 38 years old, married.

Hi,

Assuming a singapore citizen holding 1 hdb without any outstanding loan,

breakdown of purchase price of condo as follows:
cash 5%
cpf 15%
max bank loan 80%
stamp duties (3+7) 10% (BSD + ABSD)
legal fees 3K

For a 2nd property purchase, you have to set aside 77.5K in your CPF account before you can use any excess CPF for housing.

Let me assist you with your enquiry.

For property tax, it depends whether the property is owner occupied or not. I have attached link that clearly state the property tax rates for both scenarios.

Other than property tax, you must look into your initial outlay for the purchase. Since you have no outstanding housing loan, you should be able to obtain up to 80% loan (if loan tenure doesn't exceed retirement age and max 30 years).

Initial outlay will then be 5% cash, 15% CPF OA. cash downpayment, estimated 3% buyer's stamp duty, 7% additional buyer's stamp duty as a SC for second property purchase, legal fees, valuation fee, stamp duty for mortgage etc.

And if you have utilized CPF OA funds for your current property, you have to keep a minimum sum of $77.5k in your CPF OA + SA before you can use the excess funds for this purchase.

Afternoon,

To be eligible for your second purchase, you need to be SC and have fulfilled the MOP requirement from HDB. However, if you are SPR, you will be required to sell away your HDB unit upon key collection of you private property.
Purchasing second property in holding for SC, 7% ABSD is payable by cash. You will need to set aside the CPF minimum sum if you have utilized CPF monies on your HDB and intend to use the excess to finance your private property. Without existing mortgage loan, you should get 80% mortgage, subjected to TDSR and MSR review.
