The rental yield is just a measurement projected to prospective purchasers of units with existing tenancy as a gauge. Gross rental yield is usually calculated as annual rental over the purchase price.

Usually I will calculate net rental yield for my investors.

it will be annual rental income - annual maintenance fees - property tax. Use the figure to divide by the purchase price. It should be around 2.x% nowadays.

But do take note net rental yield is only one way to measure your investment, some investors use other methods to evaluate their investment.

Perhaps you can share more with me so I will be in a better position to find you an ideal investment.
