As my fellow agents have shared earlier, Singapore government has imposed restrictions on private residential ownership under Residential Property Act since 1973. In August 2004, some of the rules were relaxed for Sentosa Cove.
All vacant residential land, landed property and landed property in strata developments are considered “Restricted Residential Property” under this Act and require interested foreigners to submit the Approved Forms with supporting documents to Land Dealings (Approval) Unit (LDAU).
At A Glance:
1. Landed Homes On Mainland Singapore:
- Only Permanent Resident (PR) may apply to buy
- Application takes at least 4 weeks, fees from $900
- Maximum land area of 1,393.5 sqm or 15,000 sqft
- Excludes Good Class Bungalows (GCB) area
- Minimum Occupation or Prohibition of Sale period of 5 years
2. Landed Homes On Sentosa Cove:
- Foreigners and PRs may apply to buy
- Express application of 2 days, fees from $900
- No minimum occupation period
3. For owner occupation only, not for rental or other purpose and allowed to own only one at any one time whether on the mainland or Sentosa Cove
