Afternoon,

As per TA agreement, you will need to understand that you will be require to communicate with your current tenant and have them to assist you during the viewing period. They will also be required to vacate the unit one day before completion date. With this in mind, you will also need to note understand the YA condition.

No you can't. Buyers of HDB must satisfy minimum occupation period of 5 years before they are eligible to rent out their HDB. Even with special case that new buyer working outstation, they still need to apply and write in to HDB, and these also take time. So in short, you can't sell HDB with existing tenancy. Read More

    Think you are confused, what has MOP got to do with selling an HDB with tenancy? If I had not fulfilled MOP, I would not even be entitled to rent the whole unit in the first place.
Dear sir/madam,

As per. Tenancy agreement, there is likely a clause indicating for existing tenants to open unit by appointment for prospective buyers looking to view the property, however, as HDB regulations do not allow the units to be sold with tenancy, existing tenants need to be agreeable to move out of the premises if the date of completion falls within the tenancy period.

We have came across units which were sold with tenants occupying the units during the marketing period. Some tenants were really nice and accommodating to the viewing requests while others are more difficult to make arrangements which results in extended marketing period even when prices are reasonable.

Dear Sir/Mdm,

Yes you can sell a HDB flat which is currently on a tenancy. However, all HDB flats are sold with vacant possession and therefore you will need to ensure your tenants vacate the place before the HDB completion date.

If you sell your HDB flat today, the completion would be in July to August period. You will be able to give your existing tenants more than enough time to find a new accommodation.
