Dear Mr Wang, to reverse calculate, you are requesting for a gross rental yield of 6% for any industrial / commercial properties. This is based on 2M property quantum and per annum of $120k rental returns. There is a wide range of rental yields in industrial / commercial properties, depending on the lease, type and location of the properties.

Your asking is on the higher expectation end. No impossible thoug but no promises. One strategy is of course to break your $2M into 3-4 pies so that you not only diversify your risks but also potentially get higher rental yields with smaller property purchase quantum.

What you are looking at is not impossible but may need to plan around how to you achieve this rental yield. There are definitely not many properties which gives you a gross rental yield of 6% in the market found easily, therefore you may need to network more with salespersons with such prospective deals.
