Hi Mr Prashant, yes a foreigner can buy a private property here in Singapore. But pls kindly note that the foreigner stamp duty payable will be at 18%.

Hi Mr Prashant,

Yes indeed you are able to purchase a private property in Singapore. Like other buyers, you will be subjected to a normal buyer stamp duty of 3%. However, since you are of a foreigner status, you will be liable for a tax also known Additional Buyer Stamp Duty of 15%. Singaporeans owning 2 properties and PRs are also subjected to this ABSD tax however at different rates.

If your son is working here on a long term basis and wishes to not just own his own residence but at the same time achieve some financial gain via purchasing a property, I reckon this tax should not act as a deterrence. The Singapore property market is on a downside and prices are already at its low. There are currently massive discounts and firesales of up to 30% on properties even in the prime district. This discounted price can be treated as an offset to your taxes plus cheaper than you would purchase if you would move your purchase to another time. Government has spoken about the Reviewal of measures in the property market which may cause a revival in demand and prices in soon.

For foreigners looking to purchase singapore residential property, they are eligible to purchase all freehold/leasehold condominium developments. The typical breakdown would be 18%+20% of purchase price within 8 weeks owing to stamp duties and downpayment, provided an 80% bank loan can be attained.

Good afternoon Prashant,

Yes you are eligible to purchase private property such as condos, apartments or landed at Sentosa in Singapore.

Do take note you will be subject to 15% additional buyer's stamp duty as a foreign purchase.

Your initial outlay will be as such if you are able to obtain 80% bank loan:

1) 20% cash downpayment
2) estimated 3% buyer's stamp duty
3) 15% ABSD as foreigner
4) $3k legal fees
5) valuation fee, stamp duty for mortgage etc.

Yes, you can purchase non landed residential property in Singapore.

3 + 15 pct stamp duty.
