Can a real estate agent give an appraisal to the seller's HDB flat before even marketing it? What does the agent look out for? Selling point? Condition of unit etc?

If the unit is (say worth) $320K (unrenovated original condition for when it was built 1980) and then seller renovate and sell it after reno. How much (estimate) could seller sell for? (HDB Flat is 3I. By renovating means minimum basic renovation to living condition - say $25K - $30K reno cost) How much do you think seller could get from selling this unit after reno? LOcation is Kallang Bahru.

Evening,

Agents will only be able to provide you with an estimated selling price based on your unit's condition, level, facing, ethnic restriction, sizing and age, referencing to past transaction pricing. Renovating the unit for the purpose to getting a slightly higher selling price can be meaningless. Personally, I have sold unit in Geylang Bahru that was in original condition from the first owner but still managed to have it sold within 6 weeks of marketing.
