Based on HDB resale transaction price, my current unit 5I at CCK crescent is only worth $300k+. Does that mean I have to lower my expectation in order to sell my unit away?

Understanding the demand and supply factor is also critical in listing a unit for sale, when demand is lower than supply, even lowering the expected pricing may not be helpful.
