Buying for living there.

What is my budget? Want to go for 3 bedroom, so that I can rent room out. Are there any rules of no renting for 4 years and such for condo.

Will crossing the age of 30 have any affect on how much loan I can get from Bank?

Should I get married and then find HDB(must find partner first, say in 5 years);I scared got income cieling later can't buy, that is why considering now itself condo.

The monthly CPF that I collect every month can be used for loan repayment? OA portion ofcourse. Or must I wait for it to accumulate to some minimum value first.

Hi,

Based on the info you have given, assuming you have no other debt obligations, a 3bed up to max $1.1m shouldn't be an issue. For private property, you can rent out the rooms immediately after your purchase no issue.

The typical age ceiling for loans is 65 for bank reference, hence its still max 30 year loan for a Loan-To-Value ratio of 80%. The monthly CPF OA contribution you get can be used to service monthly mortgage no problem.

You can buy a private condominium with your current residency status.

For private condominium, you may rent out the room without much restrictions.

Broadly, if you have no other loans or debt obligations you may be able to loan about S$800,000 for a period of 30 years. Thus, your budget would be approximately S$1.0 mio.
Do seek confirmation from a banker on the loan amount.

Basically you can get a private condo worth around $1Mil (subject to loan approval) and rent it out immediately; your age is perfectly fine for a mortgage; there is no minimum sum to maintain in your CPF account as well.

I would not advise you to stretch your finances at this current economic situation, therefore I would recommend you to consider the older ECs where you can probable purchase it around $800k. As most ECs are located near amenities, renting out of rooms will be easier than other projects.

Hi,
Base on your OA 95k plus cash of 180k, the estimated max purchase can go up to 979k. I would suggest not to stretch up to the max but purchase around 750 - 800k. The calculation is base on 28% of the purchase price. Pls drop me an email for me to share with your the cost breakdown.
Assuming the purchase is 800k, 80% loan will be 640k with 30 years loan tenure, the monthly instalment is around 2.56k. Can utilize CPF to serve the monthly instalment.
Suggest to get bank loan IPA asap.
