To property investors who are just looking to rent out the space, the freehold vs leasehold tug-of-war may not be as relevant. After all, leasehold condo units are usually cheaper, yet can fetch the same rental yield (tenants don't care about lease!). Leasehold condos also seem to have better appreciation since they can be bought for less. However, when it comes to buying a home to actually live in, most buyers tend to favour freehold condo properties. 

Since freehold properties do not have the problem of a decaying lease, they have better resale value, which can also mean a better pay out if and when there's en bloc interest. Given the ever-rising prices of property in Singapore, many parents also hope they can pass down their freehold properties to their children in future. The trouble is that most freehold condos come at a premium - they are generally about 10% to 15% more expensive.

That said, we're here to share good news that freehold condos need not necessarily be out of reach, especially if you know where to look (ahem, PropertyGuru, obviously...)! In another article, we compiled a list of freehold condo units with price tags of $600,000 and under. Those are one-bedder and/or studio apartments that are more suitable for singles and newly-wed couples who haven’t yet started their own family. 

For those of you with a few kids and/or would prefer a wee bit more space, here’s a list of 10 freehold condos with 3-bedroom units under $1 million.

1. The Watercrest

At a mere $850,000, The Watercrest has got to be one of the most affordable 3-bedroom projects in Singapore. Located right beside Downtown East, in addition to a beautiful waterfront view, The Watercrest offers convenient access to nearby amenities. It is also two bus stops away from Pasir Ris MRT (and hence the adjacent White Sands shopping mall).

2. La Brisa

La Brisa is a freehold condominium that was recently completed back in 2014 by Tiara Realty Pte Ltd. The cheapest 3-bedroom unit is currently asking for $930,000 (603 sq ft). The sub-$1M price tag is even more worth it when you consider that it's a freehold condo unit in a very convenient location: La Brisa is situated in District 14 at 50 Lorong 28 Geylang, where residents live in close proximity to plenty of amenities such as eateries, shopping centres and schools.

Canberlin Apartments is another freehold condo located in Geylang. It features all the previously mentioned perks of being in District 14, but with more value: The cheapest listing is currently $950,000 for a spacious 1,239 sq ft. That's big enough to fit a quite a few family members! For some perspective, 1,239 sq ft is comparable to the size of an HDB executive apartment.

4. Flora View

Flora View is a new freehold condo development that is located at Ang Mo Kio in District 20. It was recently completed back in 2018 which means the homes and facilities are all relatively new. Flora View is not within walking distance to any MRT - there are nearby bus stops though - but because it's a mixed development, residents need not worry about heading out to pick up groceries and other essentials. There's easy access to a host of restaurants and shops right at the foot of the condo! .

5. Floraville

Not to be confused with Flora View, Floraville is an independent freehold condo development that just happens to be located right next to Flora View (see above). Similar to Flora View, Floraville also offers 3-bedroom unit below the $1 million. Its 3-bedroom units are also slightly bigger in size compared to those at Flora View (667 vs 797 sq ft). While Floraville residents can’t claim to have shops and restaurants at the foot of their homes, the shops and restaurants at the neighbouring Flora View is open to all. We say that's convenient enough!

6. Central Meadows

Located at Lorong 34 Geylang, Central Meadows is another District 14 freehold condo development to consider if you are looking for a relatively spacious 3-bedroom unit that falls under the $1 million mark. For $990,000, you can get yourself a 969 sq ft 3-bedroom unit that is surrounded by various amenities from supermarkets to hawker centres and shopping malls. There are also schools and recreational facilities nearby for those who are looking for a place to stay as a family unit.

7. Sembawang Cottage

Situated at Sembawang Road, Sembawang Cottage is a 20-unit freehold condo development in District 27. The 3-bedroom unit size is 1,195 sq ft, which, compared to others that average 700 sq ft, is quite generous for under $1 million. 

Convenience-wise, Sembawang Cottage is located just five bus stops away from the nearest Yishun MRT station. It is also a short distance away from the nearest Chong Pang market and Chong Pang Community Club where you can fulfill all your groceries and recreational needs. Plus, it doesn't hurt that Sembawang is an up-and-coming area with many new developments planned for the years ahead.

Looking back, the past years' prices seem to be slightly higher, crossing $1.1 million. The last transacted price in June 2020 was $900,000 though, which is well within our budget for this article.

Century Mansions is a 64-unit freehold condo development located at 2M Jalan Remaja in District 23. It is situated in the middle of multiple condo developments in an exclusive estate near Bukit Batok MRT and the surrounding amenities, like West Mall, as well as the bus interchange. Not just that, Century Mansions is also in close proximity to the Bukit Timah Nature Reserve and Bukit Batok Nature Park, which nature enthusiasts will no doubt enjoy. 

The cheapest unit currently on PropertyGuru (at the time of writing) is asking for $999,000 for 936 sq ft.

Whether you love waterfront living for the good view or auspicious feng shui, this 999-year leasehold condo's close proximity to the Pasir Ris Park means that you're not only close to the coast, but also within four bus stops away from the nearest shopping mall and MRT station at Pasir Ris interchange.

Edelweiss Park is a freehold condo development that was completed back in 2006. It is located at Flora Road in District 17, which is near the upcoming Loyang MRT on the Cross-Island Line (CRL) that will be built by 2029. The spacious 3-bedroom unit (1,055 sq ft) that is affordably priced at $1m means that your whole family is guaranteed their own personal space while enjoying the luxury of staying in a condo development with multiple facilities.

As seen in this list, it's very possible to buy a reasonably spacious freehold condo unit even with a $1 million budget. Granted, they're won't be in the central region or right next to the MRT station, but most of them are at least within walking distance of some dining options and essential provision shops. Plus, since the government is ramping up plans to develop non-mature estates like Sembawang, you can bet that even if it's not near an MRT now, it probably will be in future - and that means an uplift in property value, which is definitely good news.
