Decent price to pay for a freehold condo
I have been searching around the D14 and D15 areas before deciding to purchase a unit here for investment. i think the layout of the units are pretty efficient with not much wastage except for the balcony and air-con ledge. no odd shapes or bay window. Noise wise yes it is definitely noisy if u stay at the road facing unit so need to do sound insulation or on air-con to sleep. As such the landed facing unit are better for own stay. Facilities wise pretty much what u would expect for a 400 over units condo. connectivity are also okay as got feeder to MRT station. Getting to city is fast as it is connected by East west line no changing of line needed if u work in CBD area or at changi business parks. Rental is healthy and easy to be rental out as seen from rental transaction. -

decent facilities at a budget
overall decent estate with good facilities. the units facing the residential area are more enjoyable for obvious reasons (view+quiet) compared to the units facing PIE. suitable for people or expats 'on a budget' who wants to experience 'condo' type facilities. Bus to MRT runs every 8-10 minutes at peak hours. Alternatively, it is a nice 15 minutes walk to MRT through the nice and leafy Kembangan estate. -

Resort Style Living with privacy
I`d moved and worked in Sg for the past 10+ years. On a rare occasion I attended a house warming by a colleague whom stayed in Vacanza. There and then I felt in love with the surrounding of this 'hidden gem'! It feels like resort living with the beautiful greenery landscape and water features are pleasurable to see. Since then, me and my family had been renting this place for the past 2 years. Our children love the huge pool and playground. I worked in the CBD and getting to work is really convenient with regular feeder bus just right in front of the premise which will take us to the train just mins away. I would recommend this place to any expats like myself who are single or with family to live in this property. -

Been staying here since TOP. Faced numerous teething issues which i didnt really faced living at other estate till i even bothered posting here. Seems like the developer develop these place just for resort stay purpose. Seriously Not meant for long term stay. Everything is like falling apart, constant lifts breakdown, whole kitchen cabinet dropped, plenty of units faced balcony glass panel suddenly just breaks. Do note, yes there are two lifts per block, but when i say lift break down i meant both lift not usable. "Please use staircase" pasted in the lift lobby. Thats the kind of attitude they provide here. Both lift not usable and they didn't even bother calling for urgent repairs. The lifts here constant have door sensors issues, button issue. It scary for my kids to take the lift alone. There are times that door opens before reaching the level resulting huge jerks, scared the hell out of my kids twice at least. Ridiculously this condo is unable to build a main gate. Due to this, there are many issues of controlling traffic and visitor entering the estate. They ended up hiring 5-8 guards, You will be nuts to be paying these down the drain. Potential buyer do watch out. Its very inconvenient, its located deep inside kembangan area(its actually at the end of kembangan) for those that are not driving, do think twice. The current private bus transport may be terminated anytime if majority of commitee decides its too costly(if committee are mostly drivers). Only approx 30% or less are worth buying. If after whatever negative points i mentioned and you still think its worth investing here, look for those units facing the private landed estate. To be continued... -

Quite a bit to walk from MRT station
We drove in from Kembagan MRT at night to check out the location and the road leading to Vacanza is very dark. It is a good 15 minutes walk along single lane private houses to get there, not much street lighting. We saw a public park nearby. -

My parents bought a 2 bedroom at this place which is facing the landed properties. When it TOP, brought my family there to enjoy the facilities =) Plus ***** *Full condo facilities, ideal for families with kids *wide landscape *The side facing landed properties are quite quiet and tranquil with the full unblocked view *Ample parking *Heated jacuzzi pool, my baby love it! *Its freehold, pricing reasonable *Very good layout, no bay window! *Near eateries in Kembangan *District 15 Minus ***** *Got to walk about 10 to 15mins to Kembangan MRT -

noisy i would think
Most of the blocks are facing the PIE. Would think it gonna be very noisy.... The brown colored blocks make the project looks oldish. -

Just bought a 4 RM Unit
After a long wait (2 years and counting), My missus and I decided to put down for Vacanza. It is obvious that the new property rules laid down by the government will only benefit first time buyers. Thus, when we did a viewing of the showflat, we decided on this location because we acknowledge that housing prices is not going down anytime soon (gained 1.6% this month) plus 1090 psf is still relatively cheaper than what people are asking in the locale. Points of Consideration that affected our decision: 1) privacy. It is situated at the backend of a private estate, and cut off by the PIE on the other side. 2) definitely price. Most other units for resale going at 1.6m and above. Notwithstanding the fact that these apts have been there for a good 6-7 years. 3) Good quality furnishings. Pay a bit more now, save on renovation later. 4) Good set of facilities promised. Pool looks promising. Not one of those kidney style pools that you can't do laps in. 5) No bay Windows. That really eats into living space. Disadvantages we have considered, 1) Distance and availability of public transport. Only No.42 in and out of the area. Plus a good 15-20 minutes walk to the MRT. 2) poor public lighting at the open space outside. Makes coming home late a bit scary. 3) One street away from light industrial estate. (Lets hope they move out soon) 4) Bomb Shelter - Can never understand the reason for building one of those. Negating Points to disadvantages: 1) 15 month promise of private transport by developer in and out of the estate to the MRT. 2) Went to the site 6 times, 3 times past 10.00pm to check on security. Found that workers don't come around the area cos they are no amenities. So quite safe. Conclusion: Good for families and those that want a sense of peace and quiet from the rush hour madness of Singapore. Investment wise, I wouldn't put too much hope in that because of the inconvenient location and lack of amenities. -

Beautiful development
I went to Vacanza @East showflat yesterday. It is located uphill. Along the way to the showflat are all beautiful landed houses. Its like walking in a foreign land where there is no highrise buildings. I took 10 mins to reach the showflat. Its at the tallest end point of the uphill road. The air is very fresh. Many commented that its next to PIE which will be noisy. However I think otherwise as the PIE is quite a distance away its at much lower level than the condo. Moreover, there are many planters i between. Its like in Genting where the road are below. The only bad point is that there is no supermarket or hawker centres around. You'll have to walk at least 10 minutes out to the MRT area to find food. Its more recomended for those who drive. If this developement is launched in Hong Kong, it'll be very expensive and for rich typhoon as Hong Kong properties is the higher the more expensive. I'm tempted to buy one but am hold off by the lack of amenities in the surrounding which will be difficult to rent out. It is most recomended for those who buy for own stay and with own vehicles. -
