Great Place for Family
The place is great for family with young kids. Never seen a place has so many kids at young age, and it's fun just watch them at the play ground at the back corner of the condo. The facilities are great (the swimming pool is large), and the common area is spacious. There is a coffee shop, a greek restaurant and a bar right next t door. You can also walk to 6th avenue in 10 min. Of course, then the flood, that really hold back the value appreciation of the property recently. There are many measures being done to prevent the future flood, including elavation of Wilby road being done by LTA, and the flood gate being put in by the residents. They will be completed by the end of 2010. As much as I understand, the government is also widening the Bukit Timah canal, but it will take 2 years. Overall, i think this is a good long term investment (MRT in couple years) and a fantastic home for families. -

Problem for Car Owners
Tessarina's basement carpark was flooded several times this year and each time many cars had to be towed out of the basement. My heart aches each time I see an exotic car "swimming" in the basement with the roof barely sticking out of the water. Yes, the flood level was that high! You should avoid this development if you own a car, or take public transport if you really want to live here. -

Tessarina - do you want to be flooded?
The recent floodings have turned many cars into scrap. Half of the carpark cannot be used anymore since there is a high risk of flooding. Management does not seem to care much about it, at least there is hardly any communication. Recently there were three alarms during the night, when the car park had to be evacuated due to heavy rain. Wilby Road residences are certainly not happy about this, neither are the residents in the Tessarina. For now, I'd recommend to stear clear of the Tessarina. -

Not for families, or elderly or car owners
The condo itself is quite nice, and even though some units are dark & noisy, a lot of renovation has en recently done/is in progress. However, floods are a real problem, and so is the alarm that blasts on for ages as soon as there is a bit of thunder overhead, warning the car owners to rush down to teh carpark before their car is gone. And with every flood the lifts are out, so for for a couple of each time elderly people it is very difficult and for families with young children a nightmare. -

Preventive Measure should put in place quick
Agreed with Mr Property. If someone is willing to let go at a cheaper price, it might be a good time to buy one unit there. It's really nice and quite. So far the management has no comment on the preventive measure. Hope they will act fast to calm the fear of the residents. A quick and effective solution is to raise the Wilby Road and flood gate for Tessarina first while waiting for Canal to be widen. Once these are done, Tessarina price should shoot up. -

Opportunity for long term investors
Being a property investor for a long time, I would say that the negative news and the fear about more floodings to come creates great opportunities to pick up cheap units at the Tessarina. People are fearing the worst now, and ofcourse the foundation is not going to be affect by the floodings: we are talking about a modern concrete foundation, no wood. In the long run, the government will do something about the floodings, and there will be a MRT in this expat-liked area. Cascadia selling for $1500-1600 psf, if prices drop towards $1100 psf just buy and your patience will be rewarded! -

Need to stay awake everytime it rains
Flood alert is on the high.... Will the two recent floods affect the foundation of the building? It remains a worry for the potential buyers.. -

Free also don't want
How to live in a place/house/condo when it floods everytime it rain? A home must be comfortable, without worries and free from natural disaster. So now even if someone want to give me a unit in this condo to stay for free I might not even want it. -

serious flooding problem
if you have read the news about this condo recently, you will not buy or rent it. there are serious flooding issues with this place. the management of this condo have turned to the gov for help. according to the news, the gov will take around 2 years to fix the drainage problems in that area. and that is just a promise with no guarantee. if you do buy it, make sure you park your car on the upper level in the carpark. everybody will be fighting for a parking lot there. -

Tessarina - Flood Prone Condo?
It had been in the news twice now that the basement carpark is prone to flood. Do take this into consideration when buying. -
