    The Tessarina

    At the centre of the bukit Timah enclave. Wide spaces and close to good schools

    Shortlisted, but went with something else

    We narrowed down to the King Albert Park (KAP) area because we felt it was a lovely residential place, plus having a good school there & upcoming MRT sure does not hurt. We saw numerous developments and units in the KAP area and Tessarina was on the shortlist. Alot of agents were selling Tessarina as the only development in KAP in D10, but honestly speaking it is sitting right at the edge of D10 and it really isn't D10. In any case whether it is D10 or not was not our primary concern. Having said that what we really liked about Tessarina were: - the lovely open spaces, - the build quality and maintenance of the units & common spaces (Wing Tai so not surprising). Sadly there were some not so good points about Tessarina: - the windows in the bedrooms are tiny & so the units are generally not well lit (& unless you are a fan of dark places & mold problems you should avoid), - 3BR units are transacting at 1500+psf, which while decent is still significantly higher than other options. We eventually bought a unit in Nexus instead of Tessarina for these reasons: - Nexus transacting at 1300-1400psf vs Tess's 1500psf - Build quality of units & maintenance of common spaces as good as Tess [Also Wing Tai (orwin is Wing Tai / Far east collaboration) & same main contractor] - We found Nexus's layout much better and the units were much better naturally lit (no direct sun) - Tessarina is 500m down the road from Nexus, which jst means that Nexus is 500m nearer the KAP MRT station. We appreciate that buying a home is a very personal thing & everyone has their requirements & preferences. We are writing this review because presumably some of you reading this may be in a similar life stage as us & may find reading this review helpful. All the best with the house hunting!

    Great for tenants

    We rented this place while we look for a unit to buy. This project is majority tenanted - my entire floor are tenants, ourselves included; and you can see moving companies outside 2-3 times each week as tenants move in and out. Seen a few units - generally, there is little wasted space like baywindows. Layouts are squarish, no odd corners. However, there was one unit we saw where the master bedroom's wardrobe doors could not open fully as they hit the bed! what kind of lousy design is that? There is also little storage space as there is no real store room - we had to use the study (which by the way is extremely small - evident by the fact that the door itself is customised to be smaller - I only realised when I tried to put it something which would have easily gone into the bedrooms; and I measured the door to confirm it's really smaller!). The exterior is however well maintained, given its age. Not sure what's the monthly maintenance fee since we are tenants. The surroundings are nice, with great landscaping; and very clean everywhere, from the lift lobby to the gym, pavements and carparks. The carpark, while underground is well-ventilated as the design incorporated airwells which allows natural ventilation and provide natural lighting during the day - it's a thoughtful design (the downside though is you could hear screeching sounds made by tyres from your unit's kitchen or bathroom's windows). Many condos I visited with basement carparks have a stale air smell (even garbage smell at one) and trapped exhaust fumes due to poor ventilation. With the rentals down, this place is great for families - you will see many kids there. We didn't choose this place for the schools as we plan to move out to another area. If you are looking to buy, I think this area is overpriced, guess mainly because of the schools, and the upcoming downtown line (meanwhile you suffer the construction dust). Some eateries within walking distance but need to drive out for groceries.

    Many different layouts to choose from

    After seeing like 8-10 units in the Tessarina , I realized that there are many different layouts and the disparity is quite huge. Like there are those that are facing the bt timah road and then there are the prime blocks behind that face the GCB and lovely greenery ! Some layouts make the place a bit dingy and then there are the ones at the ends of the block with lots of sunlight. So you have to see a few and pray that the good ones are for sale on the market - those are the hardest to come by because owners won't sell and ask for higher prices.

    The Tessarina

    Finally secured a unit here after numerous viewings. Must say Block 26 & 28 are the best facing ones. Agree with Lim CK and fell in love with the sensible layout and the surrounding green lushness. Considered reasonably priced compared to newer neigbouring condo such as Cascadia & Floridian ( which are over S$1700psf currently)

    Honest Review

    Went to view a few units and fell in love with the layout and the green lushness beind the condo (Holland Link etc) is a good place to jog. However, sellers are not sincere, most of them testing market, a waste of time for Agents and Buyers!!

    Tesserina

    This condo is maintained well. However, although the flood problem may not be so serious now. Quite number of units layout is really bad. The kitchen windows face each other, no sunlight, no wind. Master bedroom is dark. Due to the high humidity, all clothes and towels are Mildewed. One important thing to take note is that there is a landlord who are mad to eat up the tenant's deposit. Just back from Court with him. never met such greedy person before. So those rent 5th floor's tenant please be careful with your landlord. better prepare to see him at Court after contract end.

    Last chance to buy a D10 unite

    I'm surprise that some reviewers are ignorant of the latest measures that the real residents have put in place. In fact, it is now the safest condo during the floods (if any). With the barriers and canal deepening project, the risk is insignificant. MOST IMPORTANTLY, they have an escape route on Wilby Road which most neighbouring condo does not. Other will be trapped while residents there can still enjoy uninterrupted daily living.

    Do not offer too high

    I think the Tessarina is so-so..it is not really district 10 as it is in the fringe. Tho' the MRT will be here in abt 5 years, it is not really near the station so if you are not a car owner it is quite inconvenient. If you are a car owner, you may wish to consider the flooding issue. Also this is not a new development so do price in the depreciation plus the wear and tear. My analysis is look at the prices in the last 12 months..average and median is still below quite below 1200 psf. So at a stretch, yo can offer up to 1250 psf ..but you like a bargain, try to negotiate it to some 1150 psf
