Tessarina is not that well located, but pleasant enough. There are very basic shops within walking distance, but any major shopping requires a car or taxi ride. The MRT is nowhere in sight, and it is likely to stay that way for the near future.
The layout of apartments can vary, some are quite dark, some are well positioned and light. Kitchens are narrow and on the small side.
If you can handle the commute rents in this condo seem reasonable. However, if you are a buyer there seems few apartments that are currently been offered for a reasonable price. One of the best positioned apartments sold recently for an abnormally high price, and this has triggered a recent selling frenzy. Of course the aim is to sell above or close to this abnormal price, whether an apartment is well positioned or not. As a result most asking prices in this complex are very high when compared to market value, average sale price, and even the prices of comparable condos in the heart of the D10 area. This seems to explain the high number of apartments in this complex on the market and the low number actually sold. It also explains the difference in the asking prices and selling prices.
On balance it makes a great place to stay for people with young families.

Tessarina
The condo is located a bit too far from major shopping centers and the city. It is on the fringe of D10. You will need a car for sure. The traffic can be heavy around Six Avenue in the morning and afternoon. The circle line is not going to happen for some years. The exterior of this condo is in bad need of a coat of paint and makes the building look older than it is. However, the interior is good quality and facilities are adequate. Units facing Bukit Timah on lower floors tend to suffer significant road noise. For those interested to buy check the URA website for recent transactions or this website. The asking prices can be way above what is realistic.

Prime Location - Tessarina
Strategically located near the infamous Bukit Timah Hill Nature Reserve. Convenient transportation to town with future train line within 5 minute walk. A relaxing walk to the old Holland road right behind the condo, is refreshing where you can see green pasture with a taste of countryside. Access to local popular schools, Swiss School, United World College is easy and nearby. Interesting eateries and brewery - alfresco style, casual dining.
