Hi!

When you sell your HDB flat, you are required to refund your CPF used with accrued interest back to your CPF account. It is not based on percentage.

You can calculate your cash proceed by taking the selling price minus the outstanding loan, and minus the CPF refund required (plus accrued interest), and legal fees etc. The balance is your cash proceeds (if any).

You can log into your CPF account with your Singpass to check on the amount of CPF and accrued interest to be refunded to your CPF Ordinary Account (OA).

If you log into your CPF account via CPF website, you can find out how much CPF has been utilised for your flat with accrued interest by going to "My Statement", where you scroll down to Section C of the page. That will be the amount you will need to return to your CPF after the sale of your HDB, with remaining in cash after deduction of the outstanding loan amount. Hi,

When you login to CPF website, there will be an item called CPF utilized+accrued interest for the current property. This total amount will be refunded to your CPF OA after you sell off the property, assuming that your property sale is not a negative sales scenario.

The CPF to be refunded will depend on the CPF you have used for the house to date plus the accrual interests that have accumulated over the years.

You can have an idea of this amount by accessing the CPF website (www.cpf.gov.sg) and log on using your singpass. The details can be found under "My Public Housing Withdrawal".
