Yes, definitely, resale flat you don’t need to wait for years. BTO need at least 4 years to be built. One of my client supposed to collect key by 2022Q1 right now they need wait till Q4. They confirmed the BTO purchase in 2017 Q4. Unless, you apply for sale of balance flat. Or almost TOP EC. There are some EC TOP in one or two years time.

Hi there,

Yes, it will be a lot more faster to purchase a resale flat than a BTO flat. Typically it takes 3-6months to purchase and move in to a resale flat and around 3-4 years for a BTO flat.

There are also many other considerations that you guys will want to consider apart from the timeline. A few considerations can be the financial affordability, different types and categories of resale unit to choose from, entry price and many more.

Depending on the criteria and needs you guys have, it will be advisable to layout all the different options and the possible outcomes before embarking on either option.

Hi,

1) When comes to speed, it is an obvious answer to your question.
2) Pre-covid period, HDB already need about 3 yrs to TOP an HDB, which personally think is bearable.
3) In the current situation, I already heard some of them were told TOP is going to end in 2026.
4) Resale flat is always more readily available than BTO in terms of speed.
5) However, buying resale flat needs more effort and more upfront cash, which you don't need in selecting BTO. You just accept what was available.
6) This is when real estate agents come into place, to assist buyers in analyzing the market value, location comparison, layout type, negotiation, etc. So as to meet the buyer's budget and expectations.
7) You also need to verify the seller's legal position in the flat, and not just because he is staying there he automatically became the owner.
8) You also need to check whether there is any conflict between sellers so as to avoid any hiccups after offering for an OTP, spend on valuation and resale submission, then realize one of the sellers does not want to sell.
