I think your worry is unwarranted. Having an elderly day care center at the void deck should not have any negative impact on valuation of your flat.

If selling price is realistic, there will definitely be buyers.

An Elderly Day Care Centre at the void deck of your flat will affect the valuation of your flat. BUT in a good way of course. In my opinion, for those whose family has elderly who are dependent on them might consider placing their love ones in the elderly care centre.

It will help them lessen their burden and put their mind at ease while they are working.

Hi Apple,

My team has a close friend as valuer. He has mentioned before how they as valuers, arrive at the valuation. Valuation takes in alot of factors, mostly internal first followed by external.

Internal factors like: condition of the flat, how will the flat looks like after the current owner moves out, is there any west sun, level of the unit etc.

External factors: Nearby amenties, Noise level from roads etc.

Having a elderly day care centre might be a bonus for some buyers and not the rest. But in current property market, buyers tend to be more price sensitive. As long as you are asking a reasonable price and they love your unit, I doubt any will mind the elderly day centre if they really do at the first place.

I believe your concern should rather be directed to how to enhance your unit to value add to your unit for a higher valuation. In that case, should there even be negativity due to the presence of the elderly care centre would already have been offset by the increase in the value of your property. That aside, as most of my fellow professionals have mentioned, valuation of your property will not be affected by this single factor.
