Hi,

If the exercise date of the OTP of the condo is after your exercise date of the OTP of the HDB, it would mean the ABSD is not applicable as you would be considered with zero property count at point of purchase.

Both sale & purchase can be done concurrently so that you can smoothly transit to the new place, if you are buying resale condo.

1. If buyer has exercised your current HDB and you have no other property then the property you buy next will be considered your first property.
2. Buy and sell can happen concurrently as well with very careful timeline planning.

Good afternoon Sir/ Mdm,

ABSD is not payable if your HDB sale OTP has been exercised FIRST then you proceed to exercise your OTP for your private condo purchase.

For instance, HDB OTP exercised by buyer on 1 Feb 2022. You can exercise your purchase on 2 Feb 2022. No ABSD payable.

If you wish to secure a purchase first then sell without ABSD payable, also possible if sellers allow longer option period to us to sell off your HDB.

As long as you time the sale of the HDB before the purchase of the condo, there is no ABSD that is payable. However, if you were to purchase the condo first, then ABSD will apply and you will need to sell your HDB within 6 months to get the ABSD reimbursement.

Hi,

Assuming you're Singaporean (*SPR will incur 5% ABSD for their first property), you will be able to avoid paying ABSD if you exercise your condo purchase after your HDB buyer exercise the OTP for your HDB flat.

However, I always advise my clients to only exercise their condo purchase AFTER HDB has approved the HDB transaction. This is to play it safe, as I have encountered cases which didn't go through even the HDB buyer has exercised the OTP.

If you have found a unit that you like, you can also enter into a OTP with a long-dated option period first. This is for you to secure the unit before competition comes in, and at the same time allow yourself more leeway to exercise.
