Hi, it is not possible to purchase a HDB while currently holding onto a private property. Perhaps you can consider other options of generating income with the sales proceed after downgrading to a 4room hdb flat.

You will have to sell away your private property if you decide to purchase a resale HDB, as it is part of the hdb eligibility conditions and regulation. You may wish to consider to go for a long term lease of a HDB in the open market while simultaneously renting out your condo, the positive difference between the rents can help with the cash flow.

Alternatively, you can consider to sell it and buy a private or HDB and invest the balance in industrial or commercial property for passive income.

You can also choose to sell 1 and buy 2 private but 2nd property purchase will be subject to ABSD tho.

Under the current HDB rules and regulations, you will not be able to retain your condo after downsizing to a flat. However, there are other ways to generate a passive income such as buying a a dual key unit and rent out 1 side or get a HDB and rent out the spare bedrooms.
