Why would someone opt for Temporary Loan Scheme instead of taking up a regular HDB loan and repaying it early (once you obtain funds from sale of old hdb), since Temporary Loan will have higher interest rates?

2) This is quite a common practice in the selling and buying process of private properties, where the seller applied for a bridging loan from the bank to assist them in the sell and buy process.

Hi,

Taking up a HDB loan will mean fulfilling requirements like full drawdown of CPF OA + refunded CPF from existing property, as well as setting 50% of sale cash proceeds (if this is 2nd HDB loan), before any balance HDB loan is and can be disbursed to you. For some it may not be advantageous as they want to set aside some specific CPF and cash amounts for their own needs, or in their desired allocations proportion. The temporary loan will be more useful in that case, as they can determine the mix of cash or CPF to be used to redeem the temporary loan (similar to a bridging loan for private property).
