It is the seller's personal valuation of the property therefore it needs not be pegged according to the market recent transaction. A buyer can put in their best offer and negotiate accordingly. If seller is unwilling to let go, then buyer can move on without regrets since the best effort has been put in to try and purchase the property.

2) This need not be closely tagged with the price against the recent transaction.
3) You may counter-offer to the seller based on what you perceived.
4) As for this unit you come across, most likely you have to prepare to pay COV for it if you offer as per asking.

What you see if the Seller's asking price, it is not the transacted price. It is normal for Sellers to ask for a higher price over the last transacted, especially so in a bullish market like today's.

With the short supply in the market, I'm not surprised by that Sellers price their properties at a steep price too.
