Why the seller agent always prefer to deal with buyer with agent? Paperwork for buyer side is straight forward, save the agent fee can offer higher why not? Just curious, can any kind soul enlighten me here?

Hi,

1) There are weird people in every industry.
2) Some agents only want to deal with direct buyers, while some agents like to deal with buyers with agents.
3) I would think it is not the paperwork that the seller's agent is worried about. It could be they could be bitten by those who are not eligible or prepared to buy when come to offer.
4) The deal might burst when one of those happened. And the seller's agent will be reprimanded by the seller, claiming they didn't conduct a proper verification before returning with the offer.
5) The worst case was sacked by the seller due to the trouble brought to them.

I'm sorry to learn about your experience.

There are several reasons why some agents prefer to work with agents to close a deal. It does not mean that a direct buyer can offer a higher price than another buyer with an agent. I have encountered buyers with cobroke agents offering higher than direct buyers.

Also, some buyers may be very secretive on their financial capabilities to purchase, and this does not bode well with the agents (and seller). By working with a cobroke agent, the Buyer agent would have done his due diligence on the buyer before offering for the unit.

Moreover, paperwork and Timeline Planning may not be as easy as you make it seem, especially if there's a party doing buying and selling at the same time. It would be easier to manage this with a cobroke agent, rather than a direct buyer.
