Why Strata-Title Cluster Hse(Terrace, Semi-D, Detached) transaction is shown under Land-Title Landed Pty section? It cause a lot of confusion & ladman will be mislead into believe that Land-Title Landed Pty price has drop. For eg average transaction in D13(City Fringe) is S$680psf but recently 4Sty Cluster Det sold S$2.1mil base on built-in area of 4413sqft translate into S$476 b'cos Strata-Title calculation of Spsf is based on built-in area unlike Land-Title calculation of S$psf is based on land area regardless of 2, 3 or 4STy.
