This is because the land price makes up the bulk of the cost of the developer. Therefore, if you understand the land price, you will be able to predict the estimated breakeven price and launch price of projects.

Hi IS,

1) I'm not sure why was that so, maybe they think it is easier to convince you that it is not selling expensive.

2) Although there is a relationship between the selling price and land cost, however, this is not really directly proportional.

3) There is no harm to be aware of the land cost because the main cost came from buying the land.

4) There are other costs such as:
(a) Building: worker salary, building materials, interior and exterior design, landscaping, the whole building, and interior renovation, etc.
(b) Marketing: newspaper, TV, salesperson commission, show flat building, rental of land for show flat, electrical/water supply during the rental period, security, cleaning staff, etc.
(c) Legal: permit application, conveyancing, etc.
(d) Inspection: TOP, CSC, etc.
(e) 1 yr warranty: standby project team to rectify all defects (exterior & interior), security, management of the development, shuttle bus service if there is any, etc.

5) The above are just the normal cost incurred before covid. Now there are additional of safety distance officer, routine swap test, etc, increases the perceived cost of the building.

6) After adding in all the necessary fixed and variable cost, it is no doubt the selling price cannot be lower than the cost, especially all these costs are higher than the past.

7) This is also the reason why you can see the resale price is lower than the new launches.

8) I would think the salesperson is unable to point out the potential or the beauty of the new launches is the main reason why they had emphasized on the cost only.

9) My opinion is they should highlight what you could get out from the purchase and not just the cost + profit because this has nothing to do with you. Just like you went to the vegetable stall, your concern would be whether this is fresh and nice to taste rather than asking how much the stall keeper is making.
