Why are some sellers asking for sky high COV such as $80K to $100K with minimum renovation ? Shouldn't we base on HDB's valuation to transact a deal instead of sellers' / agents stirring up the high selling price and causes all these price speculations.

Hi Mrs Tan

Lots of discussion among the forums and government debates have decided to let the buyers and sellers control the prices of the property. The only only thing that is pushing up the prices of the property i prices is the actual transactions. If the location you are looking for have transactions going at a high price, I advise that you look at alternative locations. Without the cash rich buyers as your competitor, it's easier for you to achieve the price you want.

You're currently speaking from the prospective of an buyer whom are more into buying low. When it comes to selling, would anyone want to sell low too? This is how the market and economy grows. And that how life gets better for those who knows how to make the best out of it.

Imagine you purchase a unit 20 years ago, and based on past transaction price, it's still worth the same now. How would you feel?

Asking for 80k to 100k at the present market is really too high or the owner is not willing to sell the unit currently.

I suggest that you give your best offet, and see how it goes.
