This is the market situation right now. In case you have not noticed, it is a Seller's market now, and there is currently a mismatch in terms of Supply vs Demand, especially for bigger units like EAs and EMs.

Because of this mismatch, most Sellers are asking for higher than market valuation, which will result in a situation on what we called Cash-Over-Valuation (COV). Almost 7-8 out of 10 HDB flats now transacted with COV, and some even as high as $100k COV.

Hi Nathaniel,

It is pretty much a seller's market now where space is prioritized due to more WFH arrangements and the spacious size of EM / EA is ideal for many families. The demand previously mainly comes from BTO upgraders, and now first timer couples who cannot wait too long for their BTO / EC and yet prized out of private property market are also looking into this segment. Some private property owners are also selling their smaller private properties (which are prized similarly to EA EMs) to get a HDB with these bigger sizes. This explains the demand side of things. I have transacted a few EA / EMs recently and these are the trends I observed amongst buyers.

HDB also no longer builds properties of these kind of sizes, and EM is becoming somewhat like a "limited edition" item. No other property categories offers a dual storey living lifestyle at this kind of price point in Singapore. This plus the fact EA or EM owners seldom put up their unit for sale (mainly retirees who right size or upgraders to private property), explains the supply shortage. Typically in popular areas and one whole cluster of blocks you see only 1 or 2 available EA / EM for sale, and several viewers requesting for viewings.

The resulting impact is not difficult to guess, demand exceeds supply so prices naturally head northward and sellers will ask for more. They also need to factor the higher costs to get a replacement property of the same size in the private property market.

Good evening Nat,

due to the ongoing pandemic there are many BTO completion being delayed therefore there is a spin off of demand from BTO applicants into the already high demanded resale HDB market therefore pricing is inching due to the higher demand vs lower supply.

I sold an EA in pasir ris with approx $80k cov recently while I helped a set of buyers to buy an EA in jurong west at zero cov. oh well.

Hi Nathaniel,

1) Note that every unit is unique.
2) Although EM/EA was only built in the 90s', and they had passed their prime time now, which is already 20+ ~ 30 years by now.
3) The HDB had stopped building such big sizes flats around 1995~1996 when the 1st EC was introduced into the market in Simei.
4) All of the above is telling you that EA/EM flats became more popular due to the current pandemic situation where WFH is encouraged.
5) You have also to understand there were buy and sale for these units in the past, thus some of these units could be bought by the current owner for only 5~10 yrs ago.
6) These units are newer and more pleasant in terms of condition.
7) These newer units will call for a higher price compared to their neighbor which renovation could be 30 yrs old.
8) Therefore you have to exercise your judgment on whether the unit you viewed is worth the price the seller is calling.
