Look into your agreement with the agent, is there any provision for the agent to claim you on the advertisement fees? If there is no such clause, then the agent is not entitled to do so if he is unable to sell after the marketing period agreed. If he has secured an offer before based on your agreed price but you decided not to sell, I only believe that it is fair to reimburse your agent the marketing costs since you have a change of mind.
