Who should pay agent fee / commission if we want to rent a flat .? Landlords or tenants?
How much of agent fee is payable by legal requirement?
My condition is I find the whole flat in guru. Then I found and enquiry for that flat. Then one of the agent asking for 1 month agent fee… why should I pay him since I found the property in guru. I am not asking him to find the flat for my convenience.. I can choose my convenience place in the guru websites or app…

If the agent has expressed to you upfront that agent fees is applicable on your end, it is quite likely that he is not receiving commission from the landlord, thus if you do not wish to pay any agent fees for this, then it will be good for you to move on. The regulations did not forbid listing agents from collecting commission from the prospective buyer or tenants.

Most common issues similar to your feedback is that agent only ask for commission from tenants after viewing has been done, and when tenant would like to offer, therefore I will usually advise tenants who intend to DIY to check if agent fees is applicable on them before even arranging for viewing.
