Where to Buy? Sanctuary Green or Central Green. Both are 3 bedders with the most ideal stack and facing. SG is 60sf bigger with a Junior suite and balcony whereas CG is just a standard and functional layout. SG is $160 psf cheaper and alos much lower quantum. I like both units but just can't decide. Perhaps from the perspective of value for money and investment angle, what would be a better buy?

Dear Buyer,
Central Green is in D3 and very close to Tiong Bahru MRT. Condos at Tiong Bahru are very rare and therefore, an enbloc here would bring in loads of interested buyers. As such, developers will be queing up if the RP is right. It is also a very nice and quiet place to live with loads of amenities nearby. It is also older and the GFA (Gross Floor Area) has not been maximised as it was built before 2001.

Sanctuary Green is in D15 and also close to Tanjong Rhu MRT. It is slightly younger than Central Green and I believe, the GFA could have been maximised since it was completed in 2004. It is also close to ECP and certain units could be noisy and dusty. However, it sits in a redevelopment site with new projects slated to come online in the next decade. So, upside potential is good given the opening of the TEL MRT line.

I would certainly like to give you more insight but I am not sure which pros or cons would work against you. Ideally, do call me so that we can discuss more in detail.
