When do banks usually approve private property loan and issue the Letter of Offer after loan application? Is the interest rate pegged at when it is approved or at application? My bank only approve my loan 2 months after application, and the interest rates stated in the Letter of Offer has increased as compared to when at application.

By the way, normally once all the document is in, then the approval should be within 5 working days and in your case it is a little longer than usual. Could I refer a mortgage broker to you instead?

Hi,

1) 2 months is an extremely long waiting period for a property loan.
2) If there are no complications in the application and all documents such as:
(a) Income documents: payslips/IR8A & 1/2 years tax returns
(b) OTP
(c) Latest CPF statement of account
3) So far the longest successful application I had encountered took only 9 working days.
4) You may seek another financial institute if you are unhappy with the difference in the interest rate offered.
5) However, you may incur a penalty from the financial institute for failing to accept. You have to check with the banker you are working with on your application.
