When buying an HDB, we are required to sell off all private properties within 6 months. My question is what happens if the property is difficult to sell even after 6 months, especially overseas properties?

Hi,

Yes, you're absolutely right that property transaction is not the same as other commodity that can be sold off within short period.

(1) That was the main reason a 6 months period is given.
(2) HDB does gives allowance for such situation.
(3) You may appeal for an extension if the property is not able to sell within the given timeline.
(4) The key word in the regulation is selling at "market value".
(5) As long as you are able to prove that your selling price is at "market value" but no taker during that given period, you shall not be penalized against it.

Hi,

Upon the purchase of the HDB, you will be given 6 months to actively market and sell all your private residential properties.

In the event that you are unable to sell the properties, you will be required to put up an explanation to HDB as to why you did not manage to sell off the properties. You are also required to write in to request for an extension for the sale. You will need to provide them proof that you have been actively marketing your units for sale, and at the right market price.

Hi,

We can try to appeal for extension but its subject to approval. Supporting documents are typically required to show that it has been marketed at reasonable value for some time but there are no offers. There could be penalties involved as well. Typically extension is not approved as it is deemed sellers can always accept a lower price to move the sale along.
