The transacted pricing for 4rm within 200m from blk 154 ranges from $390k to $411k in the past 1 year.

Reference from HDB website:
Blk 154 Level 07 to 09 transacted at $400,000 in May 2021
Blk 155 Level 07 to 09 transacted at $400,000 in Apr 2021
Blk 155 Level 07 to 09 transacted at $410,888 in Apr 2021
Blk 156 Level 04 to 06 transacted at $390,000 in Sep 2020

As for rental, it ranged from $1900 to $2400 solely for this year. The difference in rental could boils down to the house condition, furnishing options given by the landlord etc.

For rental, price varies at $2,000 to $2,500 depending on the condition, furnishing, length of tenure, tenant profile and many others. Rental for a 4 room flat is in the region of $2,000 to $2,500 whereas the recently transacted price of 4 room flats in the area is in the range of 400k to 410k.

The value of your house also depends on factors such as the floor level, the facing and orientation as well as the interior condition of the unit.
