Always buy within your means, if you feel that the downpayment is high, perhaps you should consider other alternatives like buying back in Malaysia where many Singaporeans and foreigners have been flocking to own a piece of Malaysian property.

All housing loans in Singapore are subjected to approval by the MAS and the main consideration when it comes to the regulations are that they do not want borrowers to borrow out of their capacity, hence the higher downpayment is required. Your income bracket is very healthy and therefore if you do not have any existing financial commitments to meet, should be eligible for high quantum loan if you have the necessary cash for downpayment.

More importantly, you could perhaps lay out the objectives of this purchase in order to shortlist the probable projects and work things out faster instead of unable to make decisions due to unclear objectives.

Hi,

Absolute minimum downpayment will be 20%. Do note for 1st property purchase of foreigners, total stamp duties of 18% approx will also apply. For PR its 8% approx.

A higher downpayment suggests the government wants purchasers to be more prudent with their real estate purchases in the current low interest rate environment. It is a good initiative as speculators will be phased out of the market which will stablize the prices.

If you are able to obtain max 80% bank loan, your downpayment will be 20%. But do take note that stamp duties applicable for foreign purchasers will be 15% (additional buyer's stamp duty) and estimated 3% buyer's stamp duty.

Thus your initial outlay will be around 38% of purchase price.

Application for SPR status is not guaranteed but by obtaining SPR status, you can save up to 10% ABSD. In order to do so, you will have to be patient. Whole process might take up to 1 year.

If not, you can opt for those developments that developers are giving huge discounts or deferred payment scheme such d'leedon and interlace.

You just need to pay 15% first and pay the remaining 85% 1 year later. But do take note you will need to pay the stamp duties as well.

Hi Sir/Mdm,

As a foreigner, you can still loan up to 80% of the valuation of a property. The balance 20% will be in the form of cash. However, you will need to take note that for foreigners, an Additional Buyer Stamp Duty of 15% is payable on top of the 3% normal stamp duty.

In my humble opinion, it is better if you can purchase as a PR to save on the stamp duty or to purchase fire sale properties which are asking significantly below bank valuation. I have successfully assisted my clients to source for such properties before.
