What will happen to condo prices ( we are pr looking to buy) ? From history demand will slow n prices shud go down? what is your opinion of Kovan Regency? Is it too old condo? Prices there not moving much...kovan is a opposition area? Or under pap..

Hi,

1) Not sure where did you get this idea of demand will slow and prices should go down.
2) The 2 dips caused by external factors in the past 20 yrs in property prices were the dot com bubble burst and Leman's brother's case.
The dip in 2013 was the effect of our drastic cooling measures; TDSR & MSR implementation to prevent over-leverage from the bank to invest in a private property.
3) So all-in-all there were 3 dips so far, 2 events were uncontrolled whereas 1 event was intended to prevent from building up a bubble in the property market.
4) Demand and supply were very much in control by the govt from the amount of land released for development each year.
5) So unless suddenly the govt releases a lot of GLS to push the price down or a major event happening in the world. The price of the property is unlikely to drop in general.

Kovan Regency Opinion:
6) Back to Kovan Regency, TOP in 2015, almost 7 yrs old condo. This project has a growth rate of ~ +2.16% per annum.
7) Compared to the nearby 4 projects, this figure is the lowest among them. Bliss @ Kovan (4.3%) & Kovan Melody (8.75%) have the best growth rate. But these 2 projects growth trend is dipping down, thus also not advisable to look into them. Unless you are not concerned with future appreciation.
8) Personally don't think this is a good choice because out of the 5 projects over this area, 3 projects' growth trends are moving downwards. Only the Kovan regency and Bliss @ Kovan are still moving upward.
9) This is alarming as it could only go downwards if there is no stimulating factor over this area; such as substantial major govt development in this area.

10) This area is under Aljunied GRC which is managed by WP.
11) There is no obvious evidence that the govt will not develop opp area since resources are limited. The govt cannot develop all regions in one go. And URA master plan is only revised every 5 years, therefore it is quite difficult to trace.
12) But you can see the development over the Kovan area is minimum. You can also see that there are also quite a lot of old buildings along the whole stretch waiting for rejuvenation.
